We fitted 45 square metres of laminate flooring across the ground floor of a Victorian terrace in Ladbroke Grove. The client wanted a practical, hard-wearing surface that could handle a busy family home without losing its appearance over time. About the project

This Victorian property had the typical uneven floors you find across Ladbroke Grove. The concrete subfloor in the kitchen and hallway had settled unevenly over more than a century, with a slope of around 15mm across the 4-metre span. Rather than expensive levelling compound, we used a self-levelling product applied in stages. This approach cost less, worked faster, and gave us a proper surface to work from within 48 hours. The living room floor was wooden boards in reasonable condition, so we sanded those down, ensured they were level and stable, then laid the moisture barrier on top.

The main challenge was the doorways and transitions. The property had internal doors with fixed frames that we had to work around, and the step down into the kitchen needed careful handling to avoid creating a trip hazard while keeping the new floor at the right height. We fitted a graduated threshold rather than a standard one, which looks better and is safer. The client chose a warm oak effect laminate with a bevelled edge, which suits the period property without trying to replicate authentic flooring it never had. We finished with a stained pine skirting that matched the existing woodwork elsewhere in the house.
