We recently completed the fitting of engineered oak flooring across the ground floor of a Victorian terrace in West Hampstead. The client wanted a durable, authentic wood floor that could handle the demands of family life without the maintenance burden of solid hardwood. About the project

The main challenge here was the age of the property. The Victorian house had been stripped back to a concrete base in previous renovations, and we needed to check carefully for moisture before fitting any wood. We used a calcium carbide test to measure moisture levels across the entire ground floor. Once we confirmed the levels were safe for engineered flooring, we laid a breathable DPM to provide ongoing protection. The client had chosen a natural oiled finish on the engineered boards, which meant we could fit them immediately without waiting for on site finishing to cure.

The layout required careful planning around the fireplace, kitchen threshold, and a stepped transition into the lounge. We cut and fitted boards individually to work around these obstacles rather than using straight runs, which took longer but delivered a neater finish. The staggered joint pattern we used also made the floor feel less uniform and more sympathetic to the original character of the house. Once fitting was complete, we carefully sealed the edges around the skirting board to prevent dirt collecting in the gaps.
