This Covent Garden townhouse required comprehensive parquet floor sanding across three rooms on the ground floor. The original Victorian parquet had seen decades of wear, and the client needed the floors restored to their former condition before redecorating. We completed the work over five days, managing dust control carefully in this central London location.

About the project

The property is a Grade II listed building dating to the 1860s. The ground floor comprises a front reception room, central hallway, and rear dining area, all laid with original strip parquet in a herringbone pattern. Some boards showed significant cupping and movement, while others had surface scratching and old stain marks. The client's brief was straightforward: restore the wood to bare timber, maintain the original pattern, and prepare for a new satin polyurethane finish to be applied by their chosen decorator.

Our main challenge was managing dust in a listed property situated above a working restaurant. We sealed all doorways and installed negative pressure extraction equipment in the rear room, venting through the external wall to contain airborne particles. This approach required planning consent from the listing authority and coordination with the restaurant below. The herringbone pattern meant we couldn't simply sand in one direction; we worked with the grain as much as possible, using diagonal passes on the crosswise boards and adjusting our machine angle between rooms. Five days allowed us to complete three grits (60, 100, 150) plus edge work, leaving the boards smooth and ready for finishing.
